1. What is the FGR Retirement Village?
The FGR Retirement Village is a residential community for independent retirees, who prefer secure accommodation, recreational facilities and social opportunities in a supportive environment.
2. Who is allowed to live in the retirement village?
FGR is open to independent retirees aged 50 and over who want to live in a safe and friendly community.
3. What type of accommodation is available?
Prospective residents can rent a 2 or 3 bedroom unit or buy a unit under a sectional title scheme.
4. Are visitors allowed to stay?
Residents are allowed to have guests stay, but they must comply with FGR’s guest policy.
Security and Access
5. How secure is the retirement village?
FGR has a controlled entrance system and security guards on duty 24/7/365 to ensure a safe living environment.
6. Can family and friends visit freely?
Visitors are welcome, but must report to the entrance and adhere to security protocols.
Each unit has designated parking and there are additional parking spaces for visitors.
7. Are there emergency response services?
All units are equipped with an emergency communication system to contact security or medical services if necessary.
Accommodation & Facilities
8. What amenities are available at FGR?
Fiber optic cable connection is available for Internet services.
FGR has a community hall and a library and residents can enjoy table tennis, snooker and regular social gatherings. Residents, as well as outsiders, can rent the hall for functions and other appropriate uses.
9. May I personalize my unit?
Owners may make changes with prior approval from the Board of Trustees.
10. Is maintenance of units included?
Exterior maintenance of units and common areas is provided and covered by the levy. Interior maintenance is the responsibility of the owner. FGR’s maintenance staff is available at reasonable rates to assist owners with basic maintenance.
11. Are pets allowed?
Small pets may be allowed, subject to approval and compliance with FGR’s pet policy.
Ownership & Lease
12. What does it mean to buy a unit under a sectional title scheme?
A sectional title means that the owner owns the unit while sharing responsibility for common areas. An owner also becomes a member of the legal entity.
13. What are the costs associated with purchasing a unit?
Costs include, among others, the purchase price, legal fees and monthly charges for maintenance, services and buildings insurance. Owners must confirm that they are satisfied with the valuation as well as the insurance amount of their units and that everything on the premises, such as a solar power system, is declared and covered.
Insurance claims must be reported to the FGR site manager.
14. Can a unit be rented instead of being bought?
There may be rental units available. Tenants must comply with FGR’s rules and regulations.
15. What happens if I want to sell my unit?
Owners may sell their unit at market value, subject to the relevant regulations. Prospective buyers must meet FGR’s age and suitability criteria. It is advisable for owners to ensure at all times that the plans of their units are not only up to date, but have also been approved by the relevant authorities.

16. Are there regular social activities?
FGR organizes social gatherings and special events to promote a vibrant community spirit.
17. How is the village governed?
The village is governed by a Board of Trustees, elected by the legal entity (body corporate), to oversee operations and ensure a high standard of living.

18. Can residents have a say in FGR governance?
As a unit owner, you can attend meetings of the legal entity, vote on decisions, and even be elected as a trustee.
Lifestyle & Services
19. Is medical care available on site?
Although there are no medical facilities on site, emergency response services are available.
Should a resident’s health deteriorate and additional care become necessary, private home care services can be arranged. When full-time care becomes necessary, a resident will be required to transfer to an appropriate facility outside of FGR.
20. Are transportation services available?
FGR has a vehicle and driver for limited transportation services available to residents at market-related transportation costs.
21. Can I continue to work while living at FGR?
Several residents are still employed or running businesses.
22. Are there rules regarding noise and quiet hours?
To maintain a peaceful environment, quiet hours are designated, typically in the evening. Reasonable social gatherings and activities are encouraged.
